Pacific is a small Algona and Auburn-adjacent city on the White River floodplain, sandwiched between the SR-167 corridor and Pacific Raceways. The dense fir and cottonwood canopy combined with 40+ inches of annual rain produces some of the heaviest moss and algae loads in the entire South Sound.
Most of the rigs we service here live in residential side yards, smaller storage lots, or at sister-city campgrounds in Auburn. The fleet skews working-class - Class C weekenders heading to Mount Rainier and Crystal Mountain, fifth wheels staging for Eastern Washington trips, and stored rigs sitting under tree drip year-round.
Because these rigs sit uncovered through long wet seasons, the recurring calls are roof seal failure on EPDM membranes that have grown moss across the seams, slide-topper rot, frozen-burst water lines after Cascade-pulled cold snaps, and water-damaged front-cap delamination from extended undetected leaks.
Moss-loaded EPDM and TPO roof membranes are the dominant complaint here. We do soft-wash, scrape, and reseal with Dicor self-leveling lap sealant for $185 - $385 flat over every penetration. Where moss has lifted seam tape and the membrane underneath is delaminated, we replace seam-by-seam with EternaBond at $245 - $485, or full EPDM membrane replacement runs $1,850 - $3,200.
Front-cap delamination from years of slow undetected leaks is the second high-cost call. We do front-cap reseal at the radius and roof transition for $245 - $485, and structural soft-spot repair on a small ceiling section runs $585 - $985 with new luan, framing, and headliner panel.
Frozen-burst water line repair shows up every March and April. Burst PEX line repair runs $245 - $485 flat, and frost-cracked Atwood or Suburban water heater tank replacement is $785 - $1,395 including new anode and bypass valve. Stabilizer-jack rebuild on rigs corroded by sitting in wet grass is $245 - $385 per corner.

If you call before 11 AM we usually land same-day inside Pacific city limits and the surrounding Algona/Auburn corridor. Emergency leak or no-power dispatch runs a 2 to 4 hour window.
For Game Farm Wilderness Park and Flaming Geyser, plan on 20 to 30 minutes from dispatch in normal traffic.

NRVIA Level 2 pre-trip inspection runs $385 - $585 with a written report and photos.
Standard hours are 8 AM to 6 PM, Monday through Saturday. After-hours emergency dispatch carries a $40 to $75 surcharge on top of the flat-rate.
Sunday calls are case-by-case and we will tell you on the phone whether we can land that day.
No, as long as we have access to the rig and a phone number for sign-off. Many of our side-yard service calls in Pacific happen while the owner is at work.
We text photos before and after, send the flat-rate quote in writing, and run payment on the truck once you approve.
The Pacific truck stages off Frontage Rd S near the SR-167 corridor so we can reach Algona, Auburn, Game Farm Wilderness Park, and the Pacific Raceways area inside 15 minutes. Same-day landing on calls placed before 11 AM, 2 to 4 hour emergency response on roof, electrical, and propane safety calls.
Extended-area runs out to Sumner, Bonney Lake, Federal Way, Kent, and Enumclaw land same-day or next-morning depending on call volume.
